  • Walking the property to identify any safety or liability issues and to appraise the condition of the physical assets
  • Visit the property to monitor physical condition and be visible to tenants
  • Assessing the property’s financial condition including budgets, financial statements and tenant collections

Action Plan

  • Create a customized overall management plan (including physical, financial, tenant relations, leasing, etc.) that is affordable, realistic, achievable and measurable
  • Survey any safety, security or liability issues and address immediate concerns
  • Address any outstanding tenant issues
  • Review all service contracts and vendor agreements and put appropriate contracts out to bid
  • Prioritize maintenance, repair and improvement items through competitive bidding


  • Bring all tenant collections up to date, including operating expense adjustments and rent increases
  • Begin lease renewals for expiring leases
  • Aggressively market vacant spaces
  • Begin owner-approved maintenance, repair or improvement work
  • Control operating expenses while maintaining service levels
  • Communicate regularly and often with Landlord by phone, e-mail and comprehensive monthly reports
